Materials & construction

We work in traditional cavity masonry as standard, block inner leaf, full-fill mineral wool, brick or render outer leaf, colour and texture matched to your existing facade. Timber-frame and SIPs are offered where programme or thermal performance demands it. Roofs are either warm-deck flat (GRP, EPDM or single-ply) or pitched in slate or concrete tile to match the host building. Glazing is double or triple-glazed aluminium or composite to current Part L U-values, with structural openings designed by our retained engineer.

Planning, Permitted Development & Building Regs

Many single-storey rear extensions in Greater Manchester fall under Permitted Development (PD), but PD rights are not automatic, Article 4 directions, conservation areas, listed buildings and earlier extensions all change the picture. We assess this on every project, prepare the Lawful Development Certificate or full planning application where required, and submit the Building Regs full-plans application before a brick is laid. Party Wall notices are co-ordinated by us with the appointed surveyor.

Residential vs commercial

Most of our extension work is residential, but the same team builds light-commercial extensions, shop-front infills, surgery and clinic side-extensions, and office rear extensions, under CDM 2015 with a principal contractor appointment. Standards are higher (fire compartmentation, accessibility, fire-engineered escape) and we handle those specifications in-house.
