What it is

A garage conversion changes an unheated, single-skin or attached-garage space into a habitable, insulated, Building Control-compliant room, new sub-floor, fully insulated walls and ceiling, glazing in place of the up-and-over door, heating and electrics, and a finished room ready to use.

When you need it

Before you outgrow the house. A garage conversion typically adds 14–18m² of habitable space at roughly half the cost-per-m² of a new extension, the best-value space upgrade in most Greater Manchester semis.

Why professional help matters

Most garages were built single-skin, on a thin slab, with no DPC and no insulation. Furnishing them without proper conversion creates damp, cold, mouldy 'rooms' that fail Building Control and reduce resale value. A proper conversion is the opposite, it lifts value and lifts the EPC rating.

Cold, damp floors

The original slab has no DPC and no insulation. Carpeting it directly will turn the new room into a permanent cold-bridge with condensation underfoot.

Single-skin walls

Most attached garages are 100mm single-skin masonry. Insulating internally only with thin board creates interstitial condensation and black mould inside 12 months.

Up-and-over filled with bricks badly

The opening needs proper toothing-in, a new cavity-tray DPC and a matched-brickwork infill or full glazing system. Cowboys block-and-render it and call it done.

No Building Control sign-off

Without an approved Building Control completion certificate, the converted room cannot be marketed as habitable and your insurance may not cover it.

What conversion typically involves

A standard attached single-garage conversion in Greater Manchester involves the following stages.

  • Damp-proof membrane and 100mm PIR insulation over the existing slab, with a new screed or chipboard sub-floor.
  • Internal stud wall built off the existing single-skin masonry with 100mm PIR or mineral wool, vapour control layer and plasterboard.
  • Ceiling insulated to current Part L U-values; new joists where ceiling height permits.
  • Up-and-over door removed, opening toothed in with matching brick or replaced with full-height glazing.
  • New radiator or zone added to existing heating system, or electric panel heating where pipework is uneconomic.
  • Full electrical fit-out, sockets, lighting, smoke detection, certified by NICEIC-registered electrician.

When conversion does not work

A small minority of garages are unsuitable. Detached garages further than 1m from the house need full-foundation upgrade and external thermal envelope; we still convert them, but they price closer to an extension. Garages with high external ground levels (forming a 'tanked' situation) need additional damp-proofing. We tell you on the first visit if either applies.

Planning & Permitted Development

Most attached garage conversions are Permitted Development. Exceptions: properties subject to Article 4 directions (some conservation areas in Salford, Manchester and Stockport), listed buildings, and properties where Permitted Development rights have been removed by a previous planning condition. We check this on every project.

Residential vs commercial

We also convert commercial garage and store spaces (e.g. mews garages, salon stockrooms, light-industrial storage) into office or studio space under change-of-use planning. Standards are higher (fire compartmentation, accessibility) and we handle the application end-to-end.

How much does a garage conversion cost in Salford?+

Usually yes. The up-and-over is removed and replaced with brick infill or glazing. If you specifically need car access retained, a side door can be designed in.

What about my EPC rating?+

A converted, properly insulated garage usually lifts the property's EPC by one band. Useful at sale and for buy-to-let MEES compliance.

Can I have a bathroom in the converted garage?+

Yes, assuming reasonable proximity to the existing soil stack. We design the drainage at survey stage.

Will my house insurance be affected?+

Usually no, but you must notify your insurer of a change of use from garage to habitable room. We provide the document set for them.
