A full renovation is a coordinated, end-to-end refurbishment of an entire property, strip-out, structural alterations, rewire, replumb, replaster, new kitchen and bathrooms, new flooring, decoration and external works. Managed under one contract by one team.

When you need it
Renovations are easiest with vacant possession. Live-in renovations are possible but slower (typically +30% on programme); we manage both, and we tell you honestly on the survey which approach makes sense.
Why professional help matters
Most renovation overspends are caused by 'discovering' issues mid-build that a competent surveyor would have flagged at quote stage. A single contractor with engineer and surveyor in-house spots the chimney with no flue lining, the lath-and-plaster ceiling with no fixing, the unbonded gas pipe, before you sign the contract.

What a full renovation covers
Every renovation is scoped individually, but the typical envelope includes the following items.
- Strip-out, old kitchens, bathrooms, flooring, decoration and unwanted partitions removed.
- Structural alterations, wall removals, opening forming, chimney removal as scoped.
- Full rewire to BS 7671 18th Edition, certified by NICEIC-registered electrician.
- Full replumb, new pipework runs, new heating system or boiler upgrade, Gas Safe registered.
- Replaster, strip back to brick or skim over existing where sound. Lime plaster on listed work where required.
- Kitchen and bathroom installs, supplied by us or by your nominated kitchen company, fitted to a furniture-grade finish.
- Decoration, full-house painted, woodwork brushed, ceilings sprayed where appropriate.
- External works, render or pointing repairs, new guttering, drive resurfacing as scoped.
Period property and listed work
Greater Manchester has significant Victorian, Edwardian and 1930s housing stock. We renovate to suit the period, lime plaster, lime mortar, traditional cast iron rainwater goods, replacement timber sash windows in conservation areas. Where listed building consent is required, we apply for it and work to the consent.
Live-in renovations
Vacant renovations are quicker and cheaper. Where live-in is the only option, we sequence the works so one bathroom and the kitchen are operational at all times, dust-seal between zones, and provide a written week-by-week programme so you know what is happening when. Expect programme +30% and cost +10% vs vacant.
Residential vs commercial
We also handle full commercial refurbishments (clinics, salons, small offices, mixed-use ground-floor) under CDM 2015 with a principal contractor appointment. Same model, single contract, single accountable team, applied to commercial fit-out standards.

Do I need an architect?+
Not always, for like-for-like rewire-replumb-replaster we work direct. Where structural changes, planning or listed-building consent apply, we either bring our retained architect on, or work to your architect's drawings.
What about gas, electrics and glazing?+
Gas Safe registered for boiler and heating works. NICEIC registered for electrical. FENSA registered for replacement glazing. All certificates issued at handover.
Will the property be ready to live in immediately on handover?+
Yes, handover is the day you can move in. Snags are walked twice (at practical completion and at +28 days) and resolved without further charge.
